New For FY 2026:
The SBA has waived both the upfront guaranty fee and the ongoing guaranty fee for manufacturers (NAICS 31–33). The purpose of GLCF’s Manufacturing Rate is to demonstrate how waiving the ongoing guaranty fee impacts the overall SBA 504 effective rate.
Additionally, GLCF is upping the ante by covering up to 50% of the third-party lender fee (up to $5,000) for manufacturing projects approved through September 30, 2026. This will provide our Manufacturers in Michigan, as well as those in Indiana and Ohio border counties, with even more benefits. Click here to read more about it: https://buff.ly/qgucMEu.
Please note that the rates quoted are fully effective rates. This means the ongoing fees associated with the loan (such as the CDC, SBA, and central servicing agent fees) are already factored into the interest rate. Additionally, each year, SBA recalculates the “borrower fee,” which is also part of the fully effective rate. Therefore, the fully effective rate at the time of funding could differ from the information below, depending on what fiscal year your loan was approved.
